Google is Settling Down in Los Angeles

Google Leasing Space in Venice Los Angeles, Google Planning Huge Expansion in Southern California

Los Angeles is a desirable place to live. Just look at the weather going on around the country right now. And Google LOVES us. Google has just leased 100,000 sq. ft. of space in there buildings in Venice, CA. One of them is the Frank Gehry Binoculars Building, previously leased by the advertising giant Chiat/Day. This lease is part of a major expansion by Google in Southern California, and is great news for Los Angeles as the company focuses on hiring around 6,000 new employees this year.

Why is Google expanding in the Los Angeles area?

Google is fighting for top talent with rivals such as Facebook, Twitter and the like. Los Angeles is still a very desirable place to live and Venice properties are extremely close to the beaches with 300 days of sun to take advantage of them. Being close to the entertainment industry and access to the technical know-how of graduates from local universities doesn't hurt either. The average sales price for single family homes in Venice Los Angeles in 2010 was $1,153,235 with 154 h0mes sold. Average days on the market for homes sold were 70. There are presently 79 Venice Los Angeles homes for sale at an average price of $1,514,998. The average sales price for condos in Venice Los Angeles in 2010 was $1,009,336 with 37 sold. Average days on the market for those condos was 55. There are currently 14 condos on the market in Venice Los Angeles for an average price of $1,049,500. Based on last year's sales, both the single family home and the condo markets are primarily a buyer's with around 7 months of inventory. 6 months is a balanced market. If you are considering moving to the Venice Los Angeles area, now is a good time to buy. <

Looking for a Great West Los Angeles Coffee Shop Try Peet's

Peet's Coffee 7 Tea, Westwood CA Coffee Shop, Where to Go in Westwood CA

If you are looking for a friendly place to sit read your newspaper, or use the wifi to check your email on your laptop in West Los Angeles, then Peet's is the place. First opened in 1966 in Berkeley, CA by Alfred Peet, Peet's Coffee and Tea became a gathering place for coffee lovers. Alfred Peet actually mentored the founders of Starbucks and supplied them with the coffee for their first three years in business. There are approximately nine stores on the Westside of Los Angeles, but the one I frequent is by far the best.

Located at 1854 Westwood Blvd. (just south of Santa Monica Blvd.) this Peet's is a true neighborhood cafe. The baristas are extremely friendly and know all their regular customers by name. The store is a magnet for the locals and if you sit there long enough, someone you know will come in. You may even have time to talk to them if you can tear yourself away from the friends you have made there. The Artisan baked goods are kosher and include an array of muffins, croissants, scones and Danish. Next time you are in the West Los Angeles area, do drop in and say hello. Oh, and did I mention the coffee is absolutely delicious.

Do You Own Los Angeles Rental Property? 1099 Your Vendors


If you own Los Angeles rental property the IRS are going to want their share.

Los Angeles Rental Property Owners, Small Property Owners Must 1099 Vendors

Even if you are a casual investor in Los Angeles rental property as of the beginning of 2011 any payment made to vendors over $600 must be followed with a 1099. Owners of larger Los Angeles properties have had to do this for many years, but when the 2010 Small Business Jobs Act (H.R. 5297) was enacted it extended the requirement to owners of any rental property.

What do you need to get from your vendor?

Any vendor who has worked on your Los Angeles rental property, and has been paid in excess of $600, needs to provide you with their name, address, and tax identification of Social Security No. Keep a record on the amount you have paid them and at the end of the year issue a 1099 for that amount.

Are their any exceptions?

  • If complying with the requirements causes you a hardship.
  • The rental is a temporary rental of your own property.
  • The income from your rental does not meet the minimum income threshold.

The information on the second two points is not yet out. So stay tuned.

Who are defined as vendors?

Independent or freelance workers who provide real estate-related services: plumbers, painters, landscapers, etc. People who don't receive a W2 from you and to whom you have paid more than $600 over the course of the year. It does not have to be at one time, so keep track of what you pay, and if at the end of the year it exceeds $600, the out comes the 1099. There are penalties for filing late. You can get a 30-day extension for filing your forms with the IRS, but your vendors need to receive them on time, usually by the 31st of January, in order for them to do their taxes. If you are the managing small Los Angeles rental property make sure the owner knows about this new law.

Santa Monica Place Mall - Never Lose Your Car Again

Ever parked your car in a large mall like Santa Monica Place in Santa Monica, gone shopping, and then come back to realize that you have forgotten when you left it?

Santa Monica Place has installed the first camera-based "Find Your Car" system in the country.

How does it work?

You punch your license plate number into the touch screen of a kiosk. A photo comes of up your car's location. Park Assist is the company who developed the "Find Your Car" system along with the red and green lights above parking spaces, showing which ones available. These are also present at The Grove and Westfield Century City. The system has proved quite helpful and lowered the number of times a mall security person has to drive around a distraught shopper looking for their car. There is concern about the privacy of the "Find Your Car" system. If you are being stalked by an angry boyfriend, or the police, then they would have easy access. Park Assist is working on a new technology to allow the parking stub to be inserted into a machine which would show the location of the car. This would also help if you forget your license plate, or in the case of a new car, don't have one. Santa Monica Place in Santa Monica has seen business increase 3-5% because of the "Find Your Car" system. After all, wouldn't you rather visit a mall where you don't have to stress about remembering where you parked your car!

Culver City still remains a desirable place to live.  It is an artistic community with an ever growing number of restaurants opening.  And the metro line in phase one of constructions, slated to carry passengers from downtown to Santa Monica, is only going to increase the housing values in the area.

Culver City real estate still remains affordable, and if you have any interest in income property, Culver City does not have rent control!

I am Ready to Downsize my Los Angeles Home. Where Should I Go?

HomeYou know the story.  The kids are gone. You have more space than you could ever use.  The maintenance of the home is becoming more than you can handle and you are thinking, "should I downsize my Los Angeles home?"

You have decided that you are ready and are wondering how to proceed:

Should I wait to sell my Los Angeles home?

The good news is that any time you are thinking of selling your Los Angeles home is the right time.  You are worried that prices are down and now is not the time.  But think.  You are also buying when prices are down.  The same applies when prices are up.

Should I sell before I buy?

This would be the best course of action. Buying a home contingent on the sale of your own property is not the best course of action.   You can always rent before you have found a new home. Renting is a great way to find out if you are going to be happy in a particular situation.

Where will I move?

One option is to move to a full service condominium building like those on the Wilshire Corridor or in Century City.  These buildings provide you with security, every amenity you can think of and views to die for.  The homeowners dues are pretty hefty, but you will never have to carry your shopping in again.If you are not sure about condo living you could try leasing on the Wilshire Corridor or in Century City, and see how it feels.

There is a shortage of good inventory right now.  Buyers are out there, and if you price your home right it will sell.

It is tough to let go of a home you have lived in for so long, in which your family grew up, but it may be time to look at your next living opportunity.  A home that takes care of you, rather than the other way around.

The Santa Monica single family housing market is quite steady.  Average sales prices are up, days on the market under 3 months, and average sales price over list price quite respectable.  In 90403 the past three months shows a sales to list price of 101.61%, however there is 16 months worth of inventory, as strong buyers' market.

Other than 90403, the Santa Monica single family real estate market, is an extremely strong one for sellers.

Los Angeles Short Sales and Los Angeles Foreclosures - I'm Confused

Poor HouseShould I buy a Los Angeles home in a short sale or foreclosure? Should I sell my home as a short sale or allow the bank to foreclose? These are questions faced by many Los Angeles home buyers and sellers in today's tough times.

What is a short sale?

A short sale is when a home owner opts to sell his home for less than he owes on the mortgage, rather than let the bank foreclose on him. Technically the hit on his credit and future home buying power is supposed to be less with a short sale. If you are thinking of selling your Los Angeles home as a short sale you may be advised to stop making your mortgage payments, and you will certainly have to demonstrate financial hardship. The process can be a long one. You will have to make your home available to buyers like any normal sale, and there is no guarantee the bank will accept any offers presented to them. If you are thinking of buying a Los Angeles short sale be prepared for a long haul. You can put your heart and soul into the purchase process and end up with nothing. Even after a bank acceptance of your offer, there is no guarantee the sale will close. You are also dealing with sellers who are in an emotional frame of mind having to let go of a home they probably love. One advantage of the short sale is that the home is most probably going to be better maintained than a foreclosure A Los Angeles short sale is not for the thin-skinned.
