Los Angeles Homeowners, Here is an Incentive to Get Earthquake Insurance

After the devastating Northridge earthquake in 1994 which cost $44 billion in losses, insurance companies restricted the issuance of policies to cover earthquakes for fear of not being able to pay out again.

In 1996 the state established the California Earthquake Authority (CEA) to fill the gap.  It is non-profit, publicly CEAfunded and privately managed, and it allows 
insurers to offer an earthquake policy to its customers, with some financial contributions.  Today the CEO covers 820,000 homes in California. However, in addition to the CEA-covered customers there are only approximately 340,000 additional homes covered with earthquake insurance, leaving 90% of California homeowners uncovered.

Given that we an expect another big one in the next 30 years, the CEA moved to lower premiums for California homeowners starting in January, to be followed later in the year with a mix and match policy – cover just the building or your possessions, or both.  That way you can decide on your premium.

The CEA will not issue the policy, nor will they send out adjusters, this will be done by your participating insurance company.  And the CEA policy will not cover everything that your homeowners policy covers.  It will help you rebuild and recover from any disaster, after you pay a 10-15% deductible.  This enables the premium to be kept lower.

You may think that your homeowners insurance covers earthquakes.  It does not.  Also FEMA is not going to rebuilt your home.  They may provide disaster assistance , and any loan provided by the government to rebuild would have to be repaid.

So if you are a Los Angeles homeowner and you don’t have earthquake insurance,  you had better be safe than sorry.

When Buying a Los Angeles Home Always Inspect, Even if it is New Construction

I am working with a first-time Los Angeles home buyer who is in the process of purchasing a brand new construction home.  The home is a stand-alone condominium, one of four on the lot.Inspector

It would seem tempting to waive the inspection on a brand new home, because after all what could be wrong!  There are building codes to be met and one would 
think even a visual inspection by the builder would catch the odd mistake.

The California real estate purchase contract requires that a home buyer conduct an inspection or waive the right to do so.  As I mention above, the temptation would be to waive it on a new home, especially since the inspection can run anywhere from $250 to $650 or more.

My first-time Los Angeles home buyer did the right thing and brought on a home inspector.  And his money was far from wasted, since some surprising things were discovered, among them:

  • There were many missing or faulty GFC outlets required by code.
  • Hot and cold water lines were switched.  This is potentially a scaling hazard.
  • HVAC was not working downstairs.
  • Fireplace dampers were not installed creating a fire hazard.
  • A center island in the kitchen had not been finished with an electrical outlet even though the piping had been installed.  Required by code.
  • No carbon monoxide detectors were installed.  Required by code.
  • Water heater pipes were not bonded, a fire hazard.
  • Grout sealer had not been applied in bathrooms and kitchen

There were other minor items, but at the very least those above need to be addressed.

Without an inspection this Los Angeles home buyer would have been stuck with a significant amount of repairs upon move in.

There is never a reason not to have an inspection when buying a home.

What You Need to Know when Renting a Los Angeles Home

If you are looking for a Los Angeles rental property, you are in a lot of competition.  The better prepared you are to make an offer on the property you love, the better the chance you are of getting it, because the good ones go quickly.For Rent

So, what do you need to know?

As soon as your realtor sends you a property close to your needs and desires, be prepared to go see it.

Believe me, you are not the only person looking for Los Angeles rental properties right now and generally it is a first-come first-served situation.

Most leases are for a minimum one year term.

There are some exceptions, but most leases will require you sign a contract for a minimum of one year.

Be prepared to pay three months’ rent up front.

There are exceptions to this rule also, but most leases are going to require that you pay two months’ deposit  on signing and the first month’s rent up front.

Run your credit report.

When you find that property you are going to have to fill out a Rental Application form and submit it with your credit report.  The credit report must be a full report from all three bureaus.  A good service to use is CreditScore.com.  You will probably also need to provide proof of funds which will show that you are able to cover a full year’s rent.

If you do not have good credit and low funds, then you should seek out a co-signer for the lease.  It can be a family member, friend or your employer may sign for you, especially if you are being relocated.

Once the terms have been accepted a lease will be drawn up by the landlord’s agent.

You will review this lease with your Realtor® and if you agree to the terms of the lease you will sign and enter into a lease contract.  Upon signature you will be required to pay the deposit and first months’ rent, usually by cashier’s check or wired funds.

Walk through.

You will generally get a chance to walk through the property with your agent and the landlord’s agent to go over items that may need repair, and you will also have a previously agreed-upon number of days to inform the landlord of any deficient items, although generally the landlord is responsible for fixing items in disrepair.

If you are ready, willing, and able to follow the process above, then you will be successful at beating out the competition for those hard-to-find L

Friends of L.A. Animal Shelter and L.A. Love & Leashes Comes to Westside Pavilion

Los Angeles has been hit hard by the economic downturn and Animal Services is one of the many departments whose financial resources have been severely cut.  Friends of L.A. Animal Shelters, a volunteer-run 501(c)(3) nonprofit dedicated to helping L.A.’s city animal shelters raises funds to provide veterinary care and innovative adoption programs for which the city shelters do not have funding. Their goal is to increase the live save rate of L.A.’s Friends of L.A. Animal Shelter city animal shelters.

L.A. Love & Leashes is the first pet store that’s 100% dedicated to saving the lives of orphaned animals in Los Angeles city shelters. L.A. Love & Leashes is located in Westside Pavilion mall.

The Grand Opening celebration is scheduled for Jan. 21, 2012, but since they wanted to be able to help find homes for animals before the holidays, they decided to open the store for adoptions during December even though it is not fully operating right now. Volunteers will be at the store most days from now until Christmas from 10 a.m. to 10 p.m.  Dogs and cats from the city’s shelters are on-site and available for on-the-spot adoption.

When the store is officially open the will also have pet supplies and merchandise so that visitors can shop for unique gift items for animal lovers. The proceeds will help this worthy cause.

During their first open weekend  L.A. Love and Leashes found homes for 8 shelter animals.

Friends of L.A. Animal Shelters is a volunteer-run nonprofit that receives no federal, state or local funding. All funding comes from the public who love L.A. and want to make a difference in the lives of the animals who need you the most. Please consider giving generously today.

Let it Sparkle. Christmas on Rodeo Drive Beverly Hills

Every year, world-renowned Rodeo Drive in Beverly Hills puts on its best show for holiday season.  In 2004 they decorated with $1 million worth of Baccarat crystal chandeliers.  This year, together with Harrods in London and  Takashimaya stores in Tokyon and Singapore, Swarovsky holds sway with Sparkle 90210.Rodeo Drive Xmas

Swarovsky Elements have installed Swarovsky crystals along the median of Rodeo Drive featuring a helix-shaped sculpture with embedded LED lights which scrolls people’s holiday messages ticker-tape style.  If you wish to be included Tweet your message to #letitsparkle or text 877877.

Today, and on December 15 and 16 you can see snow and sparkle effects together with horse drawn carriages and caroler.  Some restaurants will be extending their happy hours, offering free cocktails with dinner, and many stores are staying open late.

Cirque du Soleil's Ovo Comes to Santa Monica, January 2012

The always entertaining Cirque du Soleil is bringing its latest production, Ovo to Santa Monica on January 20, 2012.

The them of Ovo is set in the world of insects.  Just like us, they are looking for love, and the quest is satisfied when Ovoan egg appears delivering an insect who falls in love with a beautiful lady bug.

The music for this productions is a Brazilian theme, that alone should make it a must-see.

And, as usual, the show gets  rave reviews, highlighting the fact that, as usual, Cirque du Soleil makes you believe the unbelievable.

Santa Monica Approves Bike Action Plan

Santa Monica City Council unanimously approved the Bike Action Plan, 20 years in the making, which is an effort to get people out of their cars and onto bikes.Bike

$2.5 million will be spent over the next two years to make  30 miles of streets bike friendly, starting with 14 miles of bike lanes and 17 miles of green buffered lanes
 along Broadway, Main St., 2nd St. and Ocean Park Blvd.  An additional 2,500 bike parking spaces will be available in the next five years.  Also opening in the next few months will be the first beachside bicycle campus with City Hall teaching the rules of the road to budding cyclists.

This is great news for Santa Monica residents, the majority of whom are bike owners.  On a side note, the country’s largest bicycle center opened on Colorado and 2nd a couple of weeks ago.

Maybe Santa Monica will join places like Amsterdam and Copenhagen as one of the world cycling cities.  And where Santa Monica goes, maybe the rest of Los Angeles will follow.
