Downtown Los Angeles Condos | Market Report 2011

Let’s take a look at how Downtown Los Angeles condos fared over the past year.

For the purposes of this report I have broken the price ranges down to under $500K, $500K to $1 Million, and the over $1 Million bracket. The largest movement is in the under $under 500K category.

Market absorption indicates the amount of time it will take to sell the existing inventory on the market.  Six months is a balanced market; under six months a sellers’ market; over six months a buyers’ market.

Downtown L.A. Market Report

Downtown Los Angeles Condos under $500,000 are a hot commodity, and definitely a strong sellers’ market, indicated by the low inventory.

91 of the past year’s sales were studios, which are extremely popular and hard to find, especially in good condition. 34 of these were short sales or foreclosures.

Out of the remaining 275 condos sold over the past year, 71 were either a foreclosure or short sales.

The median price has declined slightly over the previous 12 months, but the sold to list price has increased.

Downtown Los Angeles Condo Market

Only two sales in this category were either a short sale or foreclosure.

The media price has increased, as has the sold price to list price.

With a little over six months’ worth of inventory, the $500K to $1M Los Angeles Downtown condos price range is fairly stable, leaning slightly towards buyers.

Downtown L.A. Condos

The over $1 Million Downtown Los Angeles condo market is basically based on two buildings, the Ritz Carlton Residences at L.A. Live,  and EVO, and sales in this price range are slow, with over two years’ worth of inventory.

Wilshire Corridor Market Overview | February 2012

There are presently 96 listed condos for sale on the Wilshire Corridor.

Three units have been on the market for over two years:  two at La Tour and one at the Marie Antoinette.

Four units have been on the market for over one year:  one at The Californian one at La Tourone at The Remingtonand one at 10560 Wilshire.Wilshire Corridor

12 units have been on the market for over 6 months.

7 units are listed as Short Pay (I am relying on the MLS here):  two at the Marie Antoinette one at 10560 Wilshireone at The Mirabella, one at Wilshire Selby Eastone at Wilshire Selby West, and one coming up at The Grand.

There is one foreclosure noted in the MLS, at The Wilshire Holmby.

One bedroom condos

16 are available from $310,000 to $799,000, with homeowners dues from $500,000 at the Wilshire Selby West to $2,233 at The Wilshire Terrace.

Two bedroom condos

48 units are available from $355,000  at The Churchill, to $3,100,000 at Blair House.  Homeowners dues from $549 at the Wilshire Marquis to $2,987 at The Californian.

Three bedroom condos

There are 20 units available from $399,000 at the Marie Antoinette to $13,795,000 at The Carlyle.  Homeowners dues from $1,283 at the Marie Antoinette to $3,370 at The Remington penthouse.

Four bedroom condos

There are 4 units from $735,000 at The Westholme to $11,995,000 at The Californian.  Homeowners dues from $1,610 to $3,409.16 respectively.

The new Beverly West  is not included in the above overview.

Los Angeles Traffic Fines Have Increased | California Needs the Money. Watch Out!

Effective January 6, 2012 the price of Los Angeles traffic tickets is going up by $4 a ticket on already steep fines.  And be extra wary.  It is rumored that there is extra pressure on traffic officers to bring in more revenue.

Local agencies have even been authorized to attach cameras to street sweepers in order to catch parking violators.

Brentwood Los Angeles Housing Market Report 2011

Let’s take a look at how the Brentwood Los Angeles real estate market did in 2011.

I have split the 2011 Brentwood real estate market report into four sections, single family by price breakdown and condos.  I have also shown relevant percentage comparisons with the 2010 statistics.

What is Market Absorption?

Market absorption trends show the rate that properties are selling compared with inventory which enables us to see if it is a sellers’ or buyers’ market.

6 months worth of inventory is a balanced market.  Under 6 months is a sellers’ market, and anything over 6 months is a buyers’ market.

So how did Brentwood do?

Brentwood Under $2M

The under $2M single family housing market in the Brentwood area of Los Angeles is fairly steady and reflects a sellers’ market.  The median price inched up over the same period in 2010.

Brentwood $205M

Brentwood homes for sale from $2 to $5M still remain in a sellers’ market primarily because inventory remains fairly low.  The median price has dropped almost 30% over the same period in 2010
.

Brentwood over $5M

The Brentwood Los Angeles luxury housing market saw a huge drop in both sales and median price, especially over the last three months when compared to the same period last year.  With 17 homes on the market and only one sale in 3 months, buyers should be out in force in Brentwood.

Brentwood Condos

The Brentwood condo market is definitely a sellers’ market and doing well.  The median price is down somewhat over the same last 3-month period last year but overall, Brentwood condo sellers should consider putting their homes on the market.

Wilshire Corridor Condos | 2011 Market Report

The Wilshire Corridor Condo Market report for 2011 is based on units of 2 bedrooms and up, not including penthouses.  This will provide a more realistic picture.  For sales by numbers of bedrooms check out each individual Wilshire Corridor building page over the next few weeks.

Absorption Rate:  6 months = balanced market; Over 6 months = buyers’ market; Under 6 months = sellers’ market

* The Beverly West has just opened its sales office so statistics are not yet applicable for this building.   There is one unit in escrow at a list price of $5,717,250.

** The Carlyle sells in-house also so numbers are not accurately reflected.

Average days on the market are also skewed by the fact that a listing could come on the market, sell quickly and not reflect that some units in the same building have been on the market for two years or more.

However, interpreting the above statistics as best we can the preponderance of Wilshire Corridor condos favor a sellers’ market.

Santa Monica Housing Market Report - 2011

It is that time of the year again, the beginning of a new one, and time to look back at how the Santa Monica real estate market fared in 2011.

Since Santa Monica is made up of diverse neighborhoods I have split the report into single family by price and condos.

What is Market Absorption?Santa Monica

Market absorption trends show the rate that properties are selling compared with inventory which enables us to see if it is a sellers’ or buyers’ market.

6 months worth of inventory is a balanced market.  Under 6 months is a sellers’ market, and anything over 6 months is a buyers’ market.

So how is the Santa Monica real estate market doing?

Santa Monica Under $2M

Santa Monica $205M

Santa Monica over $5M

Santa Monica Condos

Surprisingly, the under $2M Santa Monica single family home market showing a bigger drop than the higher end homes, although both are showing a larger decrease over 2011.  The median price is down at the lower end, but the sales vs list price is slightly up, indicating that homes priced well are selling close to asking.  Also, with inventory at around 2 months, Santa Monica home sellers should consider this a good time to put their homes on the market.

The higher end market is a buyers’ market

Santa Monica condos are also showing a decrease across the board, number of sales, median price, and sales to list price, but the inventory is low, so if you are thinking of selling a Santa Monica condo  now would be a good time.

Another year as flown by and it is time to review the 2011 Beverly Hills real estate market.

What is Market Absorption?

Market absorption trends show the rate that properties are selling compared with inventory which enables us to see if it is a sellers’ or buyers’ market.

6 months worth of inventory is a balanced market.  Under 6 months is a sellers’ market, and anything over 6 months is a buyers’ market.

So let’s take a look:

BH Under 2M Beverly Hills Real Real Estate   2011 Market Report And Analysis

Sales of homes under $2M in Beverly Hills are starting to slow down and edge into a buyers’market although the number of sales over the last three months of this year is up 22% over 2010.

Homes seems to be priced well as the sales to list price is high.

The median price has been increasing over last year by as much as $11.65%

Overall an improvement over 2011

BH 2 5M Beverly Hills Real Real Estate   2011 Market Report And AnalysisThe number of Beverly Hills homes sold between $2-5M have dropped over 2011, and the median price is down by as much as 13%. Although the market is still a sellers’ market as inventory is low.

The Beverly Hills luxury market  is somewhat stagnant.

Beverly Hills homes sold over $5M are down from 2011 as is the median price.  Buyers, if you are looking for a Beverly Hills luxury home for sale,  now is the time.  There is plenty of inventory.

The  Beverly Hills condo market  is fairly stable.   Sales over the past three months are down slightly from 2010 but were up over 6 months.  The absorption shows a stable market and the median price is down slightly.  But still a fairly stable stats.

What You Need to Know when Renting a Los Angeles Home

If you are looking for a Los Angeles rental property, you are in a lot of competition.  The better prepared you are to make an offer on the property you love, the better the chance you are of getting it, because the good ones go quickly.For Rent

So, what do you need to know?

As soon as your realtor sends you a property close to your needs and desires, be prepared to go see it.

Believe me, you are not the only person looking for Los Angeles rental properties right now and generally it is a first-come first-served situation.

Most leases are for a minimum one year term.

There are some exceptions, but most leases will require you sign a contract for a minimum of one year.

Be prepared to pay three months’ rent up front.

There are exceptions to this rule also, but most leases are going to require that you pay two months’ deposit  on signing and the first month’s rent up front.

Run your credit report.

When you find that property you are going to have to fill out a Rental Application form and submit it with your credit report.  The credit report must be a full report from all three bureaus.  A good service to use is CreditScore.com.  You will probably also need to provide proof of funds which will show that you are able to cover a full year’s rent.

If you do not have good credit and low funds, then you should seek out a co-signer for the lease.  It can be a family member, friend or your employer may sign for you, especially if you are being relocated.

Once the terms have been accepted a lease will be drawn up by the landlord’s agent.

You will review this lease with your Realtor® and if you agree to the terms of the lease you will sign and enter into a lease contract.  Upon signature you will be required to pay the deposit and first months’ rent, usually by cashier’s check or wired funds.

Walk through.

You will generally get a chance to walk through the property with your agent and the landlord’s agent to go over items that may need repair, and you will also have a previously agreed-upon number of days to inform the landlord of any deficient items, although generally the landlord is responsible for fixing items in disrepair.

If you are ready, willing, and able to follow the process above, then you will be successful at beating out the competition for those hard-to-find L

Friends of L.A. Animal Shelter and L.A. Love & Leashes Comes to Westside Pavilion

Los Angeles has been hit hard by the economic downturn and Animal Services is one of the many departments whose financial resources have been severely cut.  Friends of L.A. Animal Shelters, a volunteer-run 501(c)(3) nonprofit dedicated to helping L.A.’s city animal shelters raises funds to provide veterinary care and innovative adoption programs for which the city shelters do not have funding. Their goal is to increase the live save rate of L.A.’s Friends of L.A. Animal Shelter city animal shelters.

L.A. Love & Leashes is the first pet store that’s 100% dedicated to saving the lives of orphaned animals in Los Angeles city shelters. L.A. Love & Leashes is located in Westside Pavilion mall.

The Grand Opening celebration is scheduled for Jan. 21, 2012, but since they wanted to be able to help find homes for animals before the holidays, they decided to open the store for adoptions during December even though it is not fully operating right now. Volunteers will be at the store most days from now until Christmas from 10 a.m. to 10 p.m.  Dogs and cats from the city’s shelters are on-site and available for on-the-spot adoption.

When the store is officially open the will also have pet supplies and merchandise so that visitors can shop for unique gift items for animal lovers. The proceeds will help this worthy cause.

During their first open weekend  L.A. Love and Leashes found homes for 8 shelter animals.

Friends of L.A. Animal Shelters’ new pet store “L.A. Love & Leashes” is an innovative way to increase adoptions.

Friends of L.A. Animal Shelters is a volunteer-run nonprofit that receives no federal, state or local funding. All funding comes from the public who love L.A. and want to make a difference in the lives of the animals who need you the most. Please consider giving generously today.
