The End of an Era - Beverly Hills Friars Club is Being Demolished

Friars Club Beverly Hills Demolished, The End of an Era in Beverly Hills

I remember when I first came to Los Angeles many years ago, going to the Friars Club in Beverly Hills and seeing the likes of Milton Berle, Suzanne Pleshette, and numerous other personalities wandering around. The buffet at the Friars Club was amazing. More food than you could ever think of eating. It was old Hollywood personified. This piece of Beverly Hills real estate is no more. The Friars Club Beverly Hills, a branch of the famed New York establishment of the same name opened in 1947. In 2007, after losing a lawsuit to its New York namesake, it changed its name to Club 9900 and closed shortly after. The Friars Club has lost another battle waged by the Los Angeles Conservancy Group to include its 1960's modernist design in the California Register of Historical Resources. The architect, Sidney Eisenshtat, was a prominent Los Angeles figure known for his oversized interiors and exteriors of brick, thin slab or concrete. Unlike Los Angeles, Beverly Hills, has no preservation ordinance, but there is a move next year to possibly implement the Mills Act, which offers tax credits to Los Angeles homeowners who preserve historic structures. Had there been plans to rebuild after the demolition, the City of Beverly Hills might have had some review power. But, as of now, there are no plans in the works.

Check out The Beverly Hills Housing Market in 2010

Are you thinking of buying or selling a Beverly Hills home? Wondering how the market is? You should not be waiting to sell your Beverly Hills home. The single family home market has move to a balanced one. Six months inventory is balanced. Over six months is a buyers' market and under six months a sellers' market. You can see from the one month column that now is the time to sell your Beverly Hills home. If you price it right, you could end up with multiple offers and a sales price over asking. Beverly Hills home buyers are looking, and in certain price ranges there is not enough inventory.

Beverly Hills Real Estate, Bevery Hills Housing Market Trends

The Beverly Hills real estate condo market, is edging towards a more balanced one, but now favors the Beverly Hills home buyer. However, if you price your condo right, don't be afraid to sell.

Beverly Hills Real Estate

Beverly Hills condo buyers, with interest rates still low, now is the time to make that move.

Great Places to Live in the Los Angeles Area, Part 3 - Beverly Hills

Beverly HillsBeverly Hills (90210, 90211, 90212, 90213) is a fully incorporated city in the heart of Los Angeles.  As an incorporated city it has its own government, police, school district, public services, etc. An annexation proposal to the City of Los Angeles was defeated in 1923 and Beverly Hills remains independent to this day.

Beverly Hills was officially "opened" in 1906 and named after Beverly Farms in Beverly, MA.  Construction on the famous Beverly Hills Hotel, home of the famous Polo Lounge was started in 1911. Movie stars started to build their homes there, and a tour of the stars homes is an industry by itself.

It has some of the largest home in the country, from huge mansions to more modern homes, condos and apartment buildings.  The further south you get the less expensive it becomes. North of Sunset Boulevard into the hills are the most expensive, and everything south of Sunset is referred to as "the flats".  The next division is Santa Monica Boulevard which creates the sections known as "north or south of the tracks".  As you get south of Wilshire Boulevard, homes become more affordable and that is where you will more find more of the duplexes, condos and apartment buildings. Except for the Beverly Hills Hotel, all businesses in the city are located south of Santa Monica.

Surprisingly, Beverly Hills, does not have the wealthiest zip codes in the U.S. or California.  The wealthiest zip code in California is 94027 in Atherton California, and the wealthiest zip code in the U.S. is 10022 in New York City.

The most well-known street in the City is Rodeo Drive with more than 100 world-famous boutiques, restaurants and hotels.

City Hall is built in a Spanish Renaissance style. Beverly Hills City Hall

Beverly Hills High School is one of the most decorated high schools in the country and many parents try to get residence in the city for that reason.

Beverly Hills School District as a whole has a great reputation.
