The Century City Condo market is pretty stagnant, and definitely a buyers’ market except for Century Woods.

Century City condos for sale right now, run from $272,000 for a 1 bed, 1 bath, 500 sq. ft. unit at Century Park East to $8 million for a 4 bed 5.5 bath, 4,497 sq. ft. unit at The Century.

(Century Park East has not been featured in this blog at this point because of the pending assessment still required to be paid off on each unit.)

Overview of Century City condo sales over past year to February 2011

The statistics to take note of are, in this case February 2010 vs February 2011 as these take seasonality out of the equation:

February 2010 had one sale - February 2011 had 3. June 2010 had the highest number of sales - 12 Average days on the market of Century City condos sold is up 36% from 84 to 115.

The median list price is down 9% from $1,375,000 to $1, 250,000.

The median sold price is down 48% from $885,000 to $464,000. This indicates that sellers' and buyers' expectations are out of balance. Number of Century City condos for sale in any given month is down 11% from 98 to 87.

New condos coming on the market each month are down from 17 to 9. Supply vs demand shows a market trend. Supply has come down 11% vs demand which has risen by 300%. But there is a long way to go before the market stabilizes (numbers become flatter)

The ultimate indicator as to whether the Century City condo market is a buyers' or sellers' market is Months Supply of Inventory, or Absorption Rate. The months supply has come down significantly from 26.7 months in February 2010 to 10 months in February 2011. It is still a buyers' market. A stable market is 6 months. There is some way to go, but the numbers are headed in the right direction.

How is the Century City Condo Market Doing?

You are thinking of buying a Century City condo and are wondering how the market is doing. Is it a buyers’ or sellers’ market?

The comparison to December Century City Condo sales is as follows:

An increase of 11 new listings

An increase in sales of 1

An increase in under contract units of 8

 

Century City Trend

So, how is the Century City condo market doing?

The $18,900,000 high price at The Century skews the figures, and the median price does not tell us much. Ignoring the 1 month figures, the average days on the market is increasing, and we have a 13 month inventory. 6 months is a balanced market.

Truth be told, it is not doing too well from the seller side. Los Angeles home buyers should be out there looking at Century City condos.

Century City is a commercial and residential community on the westside of Los Angeles. The borders are Santa Monica to Pico and Century Park East to Century Park West. Century City condos are among the most desirable in the city, and some of the complexes sit on some of the most prime real estate in Los Angeles. 5 units have sold over the past year for a median price of $1,375,000.  Average days on the market were 65.

There are 3 units on the market for a median price of $1,495,000.

The Century at Century City - Luxury Living at its Finest

The Century

The Century at Century City is the ultimate in luxury living.

I had the pleasure of a private tour of this building on Thursday and all I can say is the wow factor reigns supreme.

By the time I had arrived through the guard gate to the concierge desk four people had greeted me by name, and I was immediately offered a bottle of water while I waited for the tour.

Related, the developers of this project, also built the new Time Warner Center in New York.  Built on 4 acres, rising 41 stories, with 140 units, this art deco building boasts as one of its most famous tenants, Candy Spelling who paid $47 million for the penthouse which it has been said has a conservatory, rose garden and swimming pool. The cost of bulding, $300 million.

Amenities include a full screening room, wine storage, library (called the Assouline Culture Lounge after France's most famous publisher of art, photograpy and fashion books, and furnished with many copies of ), Equinox fitness center, children's playroom, office suites, and on-site restaurant which caters to parties and also offers room service.  24/7 valet parking, concierge and doorman, and a beautiful pool complette with cabanas are part of the package.

The staff are on hand for the slightest detail.  Full concierge services are provided and should the staff see you heading out of your apartment your car is waiting for you at the door.
