Echo Park Market Report, November 2011

Echo Park is a highly desirable area near Downtown Los Angeles and homes don’t generally stay on the market there too long.

A sellers’ market is one where the inventory is below 6 months.  A buyers’ market one where it is above six months. Palms Community And six months’ inventory is a stable market.

Median price is the price at which half the homes sold above this price and half below.  Average sales price does not accurately reflect the trend since one extremely high-priced or one extremely low-priced home is going to skew the statistics.

The MLS does not show median days on the market, only an average, and again, one home selling quickly or very slowly is going to affect that figure.

I show price per square foot for homes currently on the market, but this really is not a fair measure since there are so many variables affecting that price.

Bearing in mind that Echo Park really is not an area with a high number of condos, let’s see how Echo Park real estate has been doing.

Echo Park single family home sales are fairly steady in number of sales, median price and days on the market.  Also sales price vs. list price is high.

The Echo Park condo market is limited but steady.

Echo Park Real Estate Market Report Year Ending February 2011

If you are buying or selling Echo Park real estate, find out how the market is doing on a monthly basis.

 

So how is the Echo Park real estate market doing?

The statistics to take note of are February 2010 and February 2011 as these take the seasonality out of the equation.  Be sure to click on each chart for more detail:

The median sold price is down only 2%.

The number of homes sold in Echo Park is up by 3.

Average days on the market of homes sold is up 50%.

The number of new homes on the market dropped by 3, but the total on the market is up by 6.

There is not too much difference in the median list price vs median sold price.  Echo Park home buyers and sellers seem to be on the same wavelength.

Here’s the good news for Echo Park home sellers, inventory is up 15% and buyer demand 75%.

With 3 months of inventory the Echo Park real estate market is most definitely a sellers’ market.

Maria/Mario the Goose/Gander Update

In a follow up to my previous story about Maria the Echo Park Goose who was to be relocated, with all the other geese and ganders at the lake, it turns out that Maria is in fact Mario! Goose

The now famous gander was moved to the L.A. Zoo for her own protection. You know, the price of fame. It was there that the mistake was discovered. In any event, Mario will be quarantined at the Zoo for a month and then put on display.

Dominic, his longtime friend at Echo Park Lake, was him this week and reported that Mario did seem a little disoriented. Hopefully he will get used to his new quarters and new friends.

Meanwhile the draining of Echo Park Lake will take 2 years and cost $64.7 million.
