The Los Angeles Rental Market is Still Sizzling

A call will come in on a particular Los Angeles rental property, and by the time I make the call to the listing agent, it has already been leased.  You just can't get there fast enough.

I have discussed this with several of my fellow Los Angeles real estate agents and they are all seeing the same pattern.  We are doing more business with Los Angeles rental properties than buying and selling right now.  And they don't stay on the shelf.

This is more prevalent in the up to $3,000 price range, and decreases somewhat as you go up.  So, if you are moving to Los Angeles, downsizing your Los Angeles home,  or simply making a change in your living arrangements, don't hesitate when something comes on the market.  Be ready to see the home before it is gone.

Be sure you are clear with your real estate agent before they start showing you properties.
  • Do you have a pet?
  • Does the laundry have to be in the unit or are you O.K. with a community laundry?
  • Are you allergic to carpet?
  • Is a ground floor unit out?
  • How many parking spaces must you have?

Be clear.  This will save a lot of time and heartache in your search.  By the same token, given the lack of available properties right now, you may want to limit your "must haves."

Any combination of the items below is what you will need to produce in order to make an offer on that Los Angeles rental property, if you want to be seriously considered, and hopefully, get it:

  • Run your credit report.  You are allowed one free credit report from each bureau once a year.  However finding out how to do that can be cumbersome.  Creditscore.com is a good credit reporting site to try.  You do need to run all three bureaus and it has to be the full report, not just the scores.
  • Proof of income:  it could be bank or investment statements, tax return or 1099.  Every situation is different. Just know that you will probably have to show proof that you are able to cover the rent for the period of tenancy.

5 Tips for Renting a Los Angeles Property - Especially if You are Relocating Here

Consider these 5 tips when renting a Los Angeles property:

1.  Narrow your search down to a few areas:

Los Angeles is a huge city, with a large school district. So the first thing you need to do is identify a few areas in which to concentrate your search.  Here are some ideas on how to narrow the city down:

Try and stay close to where you will be working.  Freeway commutes in Los Angeles are no fun.

If you have children, check out the schools.  Los Angeles Unified School District (LAUSD) is the second largest school district in the U.S. and many of the schools are low-performing ones.  Researching the best schools in the area will help you decide where you want to live in Los Angeles.  There are many online sources to determine the best schools.

Lifestyle.  Los Angeles is not a walking city, and if you like to step out of your home onto the beach, or into the heart of a trendy shopping district, this will narrow down areas significantly.

For ocean front living and trendy shopping and restaurants renting a home in Santa Monica might be your choice.

If you like a small-town atmosphere, with great shops, restaurants and coffee bars, renting a home in Brentwood is a great option.

Maybe you like to live in the lap of luxury, then renting a condo on the Wilshire Corridor is the life for you.

Each Los Angeles community has its own special character and charm.  The trick is finding the one that best suits your needs.

2.  Set your budget

Your budget is going to decide where and what you can afford to rent.  Your choices include renting a Los Angeles condominium, which is a privately owned apartment,  a unit in an apartment building, or a single family home.  Downtown Los Angeles is now seeing the growth of loft living. And depending on the area, you can reasonably expect to pay from $2000 for a low-end property in to the thousands.

3.  Set your criteria

Do you want one bedroom, two bedrooms or more?

Are 2 bathrooms necessary, or can you make do with 1 or 1.5?

Is an inside washer/dryer important, or can you live with a community laundry room?

Do you want hardwood, or is carpet O.K.?

How many parking spaces do you need?

Do you need a yard?

Determining these requirements will help to narrow the search down.

4.  Make sure you have your financials in order

When renting a Los Angeles home you are going to be asked to provide proof of funds.  Normally, a credit report will be required, bank statements, etc.

Since you will probably not have the normal paperwork to produce, then you may need a local co-signer for the lease, someone who will guarantee your rent.  Bank statements showing your balances may suffice, but this will have to be worked out with the prospective landlord.  Anything that shows your financial stability will help.

5. Find a local real estate agent

If you are new to Los Angeles, then you will certainly want to hook up with a Los Angeles real estate agent to help you find a property based on all the above criteria.  They will be able to drive you around a few areas to give you a feel of the place and also guide you to certain areas based on some of those criteria.

There are many online sources for finding property rentals in Los Angeles, but you do have to be careful of the scams that are prevalent on the internet.  Los Angeles real estate agents have access to the better properties and can make your life so much easier.  And all for free.  The landlord pays the fee.

That way you can manage your expectations more realistically.  There is nothing worse than falling in love with a property to the exclusion of others only to find when you arrive in the city it has been leased.
  • Your agent will make appointments with all the listing agents, so all you have to do is sit down and be driven around.  Trying to negotiate 10 appointments, or even 5, to visit properties is no picnic, especially in a city as big as Los Angeles.
  • When you find the property you love, your real estate agent will negotiate the best deal for your and handle all the paperwork required to ensure that you are protected.

Buying a Los Angeles Foreclosure or Short Sale? Hold on, You're in for a Bumpy Ride

If you are thinking of buying a Los Angeles foreclosure or short sale you are going to have to have a lot of patience and Los Angeles Foreclosures and Short Salesput a great deal of trust in your real estate agent.

Buying a Los Angeles Foreclosure

When you are buying a foreclosure the human touch is basically removed from the process.  You are dealing with a lending machine.  There are no warm and fuzzy letters to write to the "seller" telling them how much you love the house, and how you have made your best offer and hope that they will consider you because, as you said, you really love the house.

Money talks when buying a foreclosure. Unless you are an all cash buyer with few contingencies you are probably going to have to come very close to the asking price, and often go over asking.

What should you ask for? As little as possible because as little or possible, or nothing, is what you will get.  You will most likely not get a home warranty and very little if no repairs.  Remember, the bank is already losing money and they are not happy about losing more.  And you can be pretty sure that you are going to find that the home needs repairs, especially when the people foreclosed on were probably not too particular about the condition in which they left it.  Most foreclosures are not a bargain.

Your timelines mean very little to the bank.  Their timelines mean everything.  You could sit and wait for a response from the bank forever, but once they respond then you are on the clock to perform.

Buying a Los Angeles Short Sale

Now this is definitely not a project for everyone.  This takes a lot more patience and fortitude than buying a Los Angeles foreclosure.

A short sale is a property where the sellers owe more than the property is worth and rather than walking away they are attempting to sell it.  You the buyer will be negotiating with the seller. Once the seller accepts your offer is when the fun begins.

Understand that a Los Angeles short sale property is most probably not going to be a bargain, because the seller still has to convince the bank to take a loss on the property rather than be stuck with yet another foreclosure.  This is where you hope that the listing agent knows what they are doing.  A good Los Angeles short sale agent can make the sale go far smoother than an agent who does not know how to navigate the short sale process.  Sometimes you might not hear anything for weeks at a time just because the agent does not know anything.

To get a Los Angeles short sale approval through can take many months, so patience and stick-with-it-ness is required.  You have to be prepared to sit, wait, and possibly never get the property.  One good thing in a short sale is that the sellers are usually still living in the property and in most cases taking care of it, unlike the sellers being foreclosed on.

Either way, if you are purchasing a Los Angeles foreclosure or short sale, sit back and be prepared for the long haul.

How Do You Choose a Los Angeles Realtor? Carefully.

You have decided you are selling your Los Angeles home and are starting the process of hiring a Realtor®.  This is the start of what is going to be a long relationship and you need to choose carefully.

How do you choose a Los Angeles Realtor®?

I think the same way you choose your friends.  Someone you relate to.  Someone with whom you are comfortable. Someone who is going to work towards the ultimate goal, selling your home.

As a Los Angeles Realtor® with a buyer I get to meet your choice.  I am the one who will be calling your Realtor® to make an appointment.  I am the one who may be “selling” your home.  The last thing you want is for me to encounter someone who is going to make that process difficult for me.

The Los Angeles Realtor® who lists your home is your representative.  We don’t meet you, we meet them.  We don’t negotiate with you, we negotiate with them.  And we are only human.  If we encounter two agents, one who makes our life easier and one who makes it more difficult, whom do you think is going to get the sale, especially  when the two homes are similar.

This is not a numbers business any more.  It is a relationship business.  In many areas it is still a buyers’ market and you need to woo those buyers’ agents.

Recent case in point: Two units in the same condo complex.  Two sets of agents.  The first unit is being sold by two big agents, both of whom acted as if they were doing me a favor by showing the unit.  The second one was not so well known and extremely welcoming and eager to show his client’s unit.  I did not take my buyers to the first unit.  I did to the second.  Do you think the first seller is happy he hired two name-brand agents to sell his unit?

Make sure you hire someone who is going to sit most of the open houses themselves and not farm them out to others.  They are your representative, not a middle-man.  They need to be as anxious to sell your property as you are.  And they need to make it easy for others to reach that goal.  Insist on a weekly accounting of showings and feedback on those showings.  Find out why they are not sitting open houses until the property is sold.  Make sure they communicate with you on a regular basis even if there is nothing to tell you.

If you think Los Angeles home prices are going to fall consider this.  It is not just about price.  You need to think about your monthly payments, which means the interest rates on your mortgage.  Even if Los Angeles home prices were to drop, mortgage rates will rise making the overall cost more over the life of the mortgage.  A rise in interest rates is projected over the coming couple of years.

Are you worried about gaining equity in your house?  Real estate is local but it is projected that Los Angeles home prices will rise this year, albeit slowly.  Macro Markets LLC, a financial technology company, predicts that from the end of 2011 through 2015 prices appreciate more than 10 percent.

Los Angeles home buyers you cannot sit on your laurels forever.  If a home is in a good location and is priced Los Angeles Home Buyers Don't Sit on the Fenceright, it is going to sold from right under your nose.

I was out in Los Feliz, a desirable neighborhood of Los Angeles, looking at a duplex that just came on the market today.  The area is great and the price is right, and during the twenty minutes or so that my client and I were there the agent was very busy with visitors.  The place needs quite a bit of work and reconfiguring, but the bones are good and it has PO-tential.

My client quite likes it and might consider making an offer, but she still needs to go back with her contractor to look at the possibilities.

Now, here’s the thing Los Angeles home buyers.  This property is going to go quickly.  I must have heard the word “offer” at least three times while I was there.  This means that you cannot always come to a property with the thought that it is overpriced.  Not every property is overpriced and this one WILL sell quickly, and probably for over asking.

When this kind of situation presents itself, put your best foot forward and make your best offer.  Maybe give yourself a little wiggle room, so that if a counter comes back you can address it.

And, Los Angeles home sellers, this is the perfect example of a well-priced home.  There is a shortage of good properties in Los Angeles at the moment.  There are plenty on the market, but many are overpriced, or have been sitting on the market for so long that they have lost their luster.  The fresh, new kid on the block is going to draw the attention and the offers, especially if the price is right.

Los Angeles Limits Size of Hillside Construction

Los Angeles Hillside Building Restrictions

Mayor Villaraigosa has signed an ordinance to restrict the size of hillside homes, effective May 9th.

The restriction also applies to the steepness of the lots and zone. and imposes a minimum lot size limit in order to standardize developments and set grading limits.  Height will be limited to between 28-36 feet depending on the zone and slope of the roof. A neighborhood can adjust restrictions according to their needs.

Stifling creativity is one thing, stopping tearing down of neighborhood homes and building a huge building which dwarfs its neighbors and takes out the views is a good thing.  This ordinance is an extension of one that was passed in 2008 restricting the building of oversized mansions on small lots throughout the city on the flatlands.  These buildings dwarfed small homes built when Los Angeles was first developed taking away from the character of the neighborhoods.

While this anti-McMansionization of Los Angeles push by the City of Los Angeles has been going on since 2006, there is fear by some  communities.

Los Angeles Homes Sellers Standout by Making a Reverse Offer

Reverse Offer

If you are thinking of selling your Los Angeles home, or are actually in the process of trying to sell it, you might consider a reverse offer.

What is a reverse offer?

A reverse offer is counter to what normally happens in the home buying process, where the buyer presents an offer to the seller.   A house has been languishing on the market and there have been no offers, what do you do.  You think of taking control of the reins and make an offer to a buyer.  These reverse offers are not new, but at the height of the bubble they were not needed.  Now this is a great tool to sell your home.

How should you make a reverse offer?

  • Pick your Los Angeles home buyer carefully.  You need to make sure that the buyer is really interested because chances are a reverse offer is going to signal desperation on the part of a seller.  A rule of thumb would be that the buyer has visited your home more than once.  Talk to the agent and gauge their interest.
  • Make an offer that is less than the asking price.  It doesn’t have to be significantly less but shows that you are motivated and serious about selling.  Maybe throw in some items, like the flat screen TV or offer to pay their closing costs or buy down their mortgage interest rate.
  • Make sure the buyer’s agent is 100% on board and willing to handle negotiations in this fashion.  If not an offer is not going to work.
  • Make the offer time sensitive, the shorter the better.  This will show that you are serious and that they need to take the offer seriously.

If you are selling a Los Angeles home you have nothing to lose by making a reverse offer.  It is going to differentiate you from the competition and you don’t have to accept any counter offers from the buyer that don’t meet your bottom line.

Who knows, the buyer might like being wooed, you may find yourselves coming to a meeting of the mind, selling your home and ending your wallflower status.
