As an overview, there were 225 Santa Monica single family homes sold over the past year at a median price of $1,500,000Santa Moinica

Active listings:  58, at a median price of $1,499,500
Based on sales over the past 6 months, there is 3.55 months’ worth of inventory or absorption rate.*

For condos, there were 282 Santa Monica condos sold over the past year at a median price of $647,400
Active listings:  120, at median price of  $797,000
Based on sales over the past 6 months,  there is 4.77 months’ worth of inventory or absorption rate.*

Santa Monica Housing Market Report - 2011

It is that time of the year again, the beginning of a new one, and time to look back at how the Santa Monica real estate market fared in 2011.

Since Santa Monica is made up of diverse neighborhoods I have split the report into single family by price and condos.

What is Market Absorption?Santa Monica

Market absorption trends show the rate that properties are selling compared with inventory which enables us to see if it is a sellers’ or buyers’ market.

6 months worth of inventory is a balanced market.  Under 6 months is a sellers’ market, and anything over 6 months is a buyers’ market.

So how is the Santa Monica real estate market doing?

Santa Monica Under $2M

Santa Monica $205M

Santa Monica over $5M

Santa Monica Condos

Surprisingly, the under $2M Santa Monica single family home market showing a bigger drop than the higher end homes, although both are showing a larger decrease over 2011.  The median price is down at the lower end, but the sales vs list price is slightly up, indicating that homes priced well are selling close to asking.  Also, with inventory at around 2 months, Santa Monica home sellers should consider this a good time to put their homes on the market.

The higher end market is a buyers’ market

Santa Monica condos are also showing a decrease across the board, number of sales, median price, and sales to list price, but the inventory is low, so if you are thinking of selling a Santa Monica condo  now would be a good time.

Cirque du Soleil's Ovo Comes to Santa Monica, January 2012

The always entertaining Cirque du Soleil is bringing its latest production, Ovo to Santa Monica on January 20, 2012.

The them of Ovo is set in the world of insects.  Just like us, they are looking for love, and the quest is satisfied when Ovoan egg appears delivering an insect who falls in love with a beautiful lady bug.

The music for this productions is a Brazilian theme, that alone should make it a must-see.

And, as usual, the show gets  rave reviews, highlighting the fact that, as usual, Cirque du Soleil makes you believe the unbelievable.

Santa Monica Approves Bike Action Plan

Santa Monica City Council unanimously approved the Bike Action Plan, 20 years in the making, which is an effort to get people out of their cars and onto bikes.Bike

$2.5 million will be spent over the next two years to make  30 miles of streets bike friendly, starting with 14 miles of bike lanes and 17 miles of green buffered lanes
 along Broadway, Main St., 2nd St. and Ocean Park Blvd.  An additional 2,500 bike parking spaces will be available in the next five years.  Also opening in the next few months will be the first beachside bicycle campus with City Hall teaching the rules of the road to budding cyclists.

This is great news for Santa Monica residents, the majority of whom are bike owners.  On a side note, the country’s largest bicycle center opened on Colorado and 2nd a couple of weeks ago.

Maybe Santa Monica will join places like Amsterdam and Copenhagen as one of the world cycling cities.  And where Santa Monica goes, maybe the rest of Los Angeles will follow.

Los Angeles Communities - About Santa Monica

Santa Monica is a diverse beach city with something for everyone. A haven for tourists you will find find dining, chic clothing stores and mix of real estate, from the high-end single family homes to the vacation rental.  There are 23 parks and 2 swimming pools in the City of Santa Monica

Bel Air Homes for Sale

With approximately 89,736  inhabitants and 50,912 housing units, Santa Monica is an incorporated city bordered on the west by the Pacific Ocean. The majority of the population, 40.5% reside north of Wilshire Blvd followed by 30.3% south of Pico, Ocean Park and Sunset Park, 23.2% in mid-city/Pico area and 6% in the Downtown ocean front area (2005 estimates based on 2000 census). Santa Monica also has a larger concentration of single family households than two or more family households.

Because of the population density, the majority of Santa Monica housing consists of multi-family developments, followed by single family units.  There is also a high proportion of rental units.  With less smog and traffic than the rest of Los Angeles, Santa Monica is a desirable place for those seeking an outdoor lifestyle.

Santa Monica comprises 8.3 square miles and is one of the leading sustainable cities in the U.S. with all public buildings running on renewable energy and 2 out of 4 of the city’s public works running on alternative fuel.  It is located on the west side of Los Angeles County, 16 miles from downtown Los Angeles and bordered on three sides by the City of Los Angeles and the Pacific Ocean to the west.

Buying a Home in Santa Monica, Santa Monica Zip Code Mao

There are several distinct areas in Santa Monica, as follows:

North of San Vicente, 90402:  San Vicente is the northernmost street in Santa Monica and homes north of it are among the most expensive in Los Angeles County.  You have some spectacular views of the Pacific Ocean and Santa Monica Canyon.

North of Montana, 90402: One of the most expensive areas in the County, with trendy Montana being one of the few walk streets in the area with its upscale shops and restaurants.  Streets in this area include: Georgina, Marguerita, Alta, Caryle, Brentwood Terrace and the numbered streets from 4th through 26th.  17th through 22nd is Gillette's Regent Square.  Two good elementary schools serve this area, Franklin, serving residents on 15th to the west side of 26th, and Roosevelt, 14th down to Ocean Ave.

North of Wilshire, 90403:  This is an area between Wilshire and Montana stretching east to around Centinela.  It is a heavily residental neighborhood made up of mid-sized homes and condominiums.  Lincoln Middle School is on 14th St.  Although not quite as expensive as the North of Montana  area North of Wilshireis still up there in price.

Downtown Santa Monica, 90401:  Boundaries are South of California to Colorado and from 2nd to 14th St.  This area is primarily a business district with car dealerships, hotels,  and it includes the famous Third Street Promenade and the renovated Santa Monica Place mall.

Ocean Avenue, 90402, 90403:  The main tourist hub, this area boasts an array of great ocean-front restaurants and hotels. Ocean Avenue also boasts some of the more upscale condo buildings in the city most with spectacular views of the Pacific.  Santa Monica pier is located at the intersections with Colorado and houses a carousel, amusement park and Ferris Wheel.

Ocean Park, 90405: this is a desirable, artsy neighborhood close to the ocean with a mix of older craftsman-type homes, apartments buildings and condos. Main street is a trendy walk street with great restaurants and boutique shopping.

Mid-City, 90404:  Stretching from 14th to Centinela, and Wilshire to Olympica, Midtown Santa Monica is a combination of residential, shops and businesses, with an emphasis on entertainment companies.  The residential make up in the area favors small income properties, condo and apartment buildings.  There is also a new performing arts center.

Pico District, 90405:  The boundaries are  between Lincoln and Centinela and Colorado and Pico.  Pico District is where you can find record stores, a huge Saturday farmers' market, great restaurants and clothing stores and it is the home of Santa Monica College.

Sunset Park  90404: This is primarily are residential area with a mixture of upscale and older  single family homes.  Parts of Sunset Park are quite rustic also.  As you move towards the south east of this area you are closer to Santa Monica Airport, an extremely busy private airport.

Santa Monica Canyon: A beautiful, rustic area which is actually part of the city of Los Angeles although it has a Santa Monica zip code. You really have a feeling of being away from the city.

During the summer Santa Monica's beaches are a great escape from the heat.  You can stroll down the Pier, take some of the rides, like the Ferris Wheel and the Carousel, or simply watch the magnificent sunsets.

Santa Monica has over 420 acres of public parks to enjoy everything from tennis, basketball, and even lawn bowling.

Homes for Sale In Santa Monica Over $1 Million

Santa Monica is a city with several distinct neighborhoods.  The vast majority of single family homes on the market are listed for over $1 million.  Out of a total of 78 Santa Monica homes for sale  at present, only 13 are listed under $1 million.

The highest price home is $14,950,000, which is on a double lot, half in the city of Santa Monica and half in Los Angeles.  Santa Monica Canyon, although it has a Santa Monica zip code is actually in the City of Los Angeles.

The median price for Santa Monica homes is $2,795,000 and average days on the market for those homes listed is 103.

Buying a home in Los Angeles can be a formidable task.  Where do you start?  There are so many neighborhoods to choose from each with its own unique personality.  Let’s start with:

Buying a home in Santa Monica

There are so many distinct areas of Santa Monica to choose from.  Do you want to live near the beach on Ocean Park?  Maybe you want to be able to stroll down Montana Avenue visiting the many boutiques and trendy restaurants?  Or you love luxury condo living where the Ocean Avenue condos would be just your style.

Search Santa Monica homes for sale 

Downtown Santa Monica, 90401:  Boundaries are South of California to Colorado and from 2nd to 14th St.  This area is primarily a business district with car dealerships, hotels,  and it includes the famous Third Street Promenade and the renovated Santa Monica Place mall.

North of Montana, 90402: One of the most expensive areas in the County, with trendy Montana being one of the few walk streets in the area with its upscale shops and restaurants.  Streets in this area include: Georgina, Marguerita, Alta, Caryle, Brentwood Terrace and the numbered streets from 4th through 26th.  17th through 22nd is Gillette’s Regent Square.  Two good elementary schools serve this area, Franklin, serving residents on 15th to the west side of 26th, and Roosevelt, 14th down to Ocean Ave.

North of San Vicente, 90402:  San Vicente is the northernmost street in Santa Monica and homes north of it are among the most expensive in Los Angeles County.  You have some spectacular views of the Pacific Ocean and Santa Monica Canyon.

North of Wilshire, 90403:  This is an area between Wilshire and Montana stretching east to around Centinela.  It is a heavily residental neighborhood made up of mid-sized homes and condominiums.  Lincoln Middle School is on 14th St.  Although not quite as expensive as the North of Montana  area North of Wilshire is still up there in price.

Ocean Avenue, 9040290403:  The main tourist hub, this area boasts an array of great ocean-front restaurants and hotels. Ocean Avenue also boasts some of the more upscale condo buildings in the city most with spectacular views of the Pacific.  Santa Monica pier is located at the intersections with Colorado and houses a carousel, amusement park and Ferris Wheel.

Ocean Park, 90405: this is a desirable, artsy neighborhood close to the ocean with a mix of older craftsman-type homes, apartments buildings and condos. Main street is a trendy walk street with great restaurants and boutique shopping.

Pico District, 90405:  The boundaries are  between Lincoln and Centinela and Colorado and Pico.  Pico District is where you can find record stores, a huge Saturday farmers’ market, great restaurants and clothing stores and it is the home of Santa Monica College.

Mid-City, 90404:  Stretching from 14th to Centinela, and Wilshire to Olympica, Midtown Santa Monica is a combination of residential, shops and businesses, with an emphasis on entertainment companies.  The residential make up in the area favors small income properties, condo and apartment buildings.  There is also a new performing arts center.

Sunset Park  90404: This is primarily are residential area with a mixture of upscale and older  single family homes.  Parts of Sunset Park are quite rustic also.  As you move towards the south east of this area you are closer to Santa Monica Airport, an extremely busy private airport.

Approximate Santa Monica Zip Code Border

90401 =  Wilshire to Pico, the ocean to 12th St – higher density of condos and apartments

90402 = Montana to Rustic Canyon, the ocean to 26th St. – higher density of single family and higher-priced homes

90403 = Wilshire to Montana, the ocean to S. Carmelina – higher density of condos and apartments

90404 = Wilshire to Pico, 4th to S. Centinela – condo-single family mix

90405 = Pico to Ocean, the ocean to S. Centinela – mix of higher-priced homes and condos

 Santa Monica Market Report

Real estate in Santa Monica has shown a slight improvement in sales of single family homes in 90404 over the past 3 months, and the monthly inventory has come down considerably. 90405 inventory has gone up slightly, but the average sales price is up. Overall, the Santa Monica real estate marketfor single family homes remains steady and is predominantly a sellers' market.
