With approximately 40,000 residents spread over nearly 5 square miles, Culver City is an incorporated city known for its movie studios.  MGM has moved, and Sony Pictures now has a large presence there.  Combining small town charm with big city amenities  Culver City is fast becoming a trendy destination for restaurants, movie theaters and art galleries, and the New York Times has called Culver City the “nascent Chelsea.

The Culver City phase of the Expo Line, a light rail from downtown to Santa Monica, is estimated to be completed in 2012, further raising the cache of living in this area.

Culver City homes for sale are still affordable by Los Angeles standards.

2010 Census results show the population of Culver City as 38,883 living in 17,491 housing units.

Culver City still remains a desirable place to live.  It is an artistic community with an ever growing number of restaurants opening.  And the metro line in phase one of constructions, slated to carry passengers from downtown to Santa Monica, is only going to increase the housing values in the area.

Culver City real estate still remains affordable, and if you have any interest in income property, Culver City does not have rent control!

So how did Culver City real estate do in 2010?

The Culver City single family housing market remains very strong.  Inventory is fairly low, average days on the market are under 2 months, average sales prices are steady and the sales vs list price is high.  The single family market is a sellers' market.

The Culver City condo market, is slowing down, although is still quite balanced, with just over 6 months of inventory, which indicates a buyers' market.  Average prices are fairly steady, average days on the market under 3 months, and sales vs list price reasonably high.

If you are looking at buying or selling a Culver City home, now is not a terrible time.

The Culver City housing market is healthy, especially considering current market conditions.  The median price has remained steady, days on the market are low, and the sales vs list price percentage is extremely high.  With the months supply of inventory around 4.5 this is a strong market for sellers.

The 16th annual Culver City Summer Music Festival is half way through, and they are definitely showcasing great music.

Last night was no exception.

Gino Delafose and French Rockin' Boogie are a must-see if they ever come to town.  A mix of Zydeco, Cajun and R&B, as you can see people were up on their feet dancing.  My line dancing days came back to me and my legs are now sore.

Yesterday I went down to the Culver City Music Festival in front of City Hall.  This was, in fact, the 16th year of the festival and it is definitely a worthwhile venue.

There are so many of these summer festivals and most of them are on Thursday at the same time. 

The reason I like Culver City's Festival is that it is extremely easy to park and it is not over packed. 

Last night's bands were The Gonzalo Bergara Quartet, a jazz group, followed by Los Pinguos whom I love.  They often play on Third Street Promenade in Santa Monica.  Think Gypsy Kings, think Los Pinguos.

Before or after the entertainment there are plenty of great restaurants and bars in the area.  You won't go hungry.

As you will see, it was difficult to sit down during the entertainment.
