The 16th annual Culver City Summer Music Festival is half way through, and they are definitely showcasing great music.

Last night was no exception.

Gino Delafose and French Rockin' Boogie are a must-see if they ever come to town.  A mix of Zydeco, Cajun and R&B, as you can see people were up on their feet dancing.  My line dancing days came back to me and my legs are now sore.

Culver City Music Festival

Yesterday I went down to the Culver City Music Festival in front of City Hall.  This was, in fact, the 16th year of the festival and it is definitely a worthwhile venue.

There are so many of these summer festivals and most of them are on Thursday at the same time. 

The reason I like Culver City's Festival is that it is extremely easy to park and it is not over packed. 

Last night's bands were The Gonzalo Bergara Quartet, a jazz group, followed by Los Pinguos whom I love.  They often play on Third Street Promenade in Santa Monica.  Think Gypsy Kings, think Los Pinguos.

Before or after the entertainment there are plenty of great restaurants and bars in the area.  You won't go hungry.

As you will see, it was difficult to sit down during the entertainment.   

 

Thursday, July 29th, the entertainment will be Yari More.

Culver City Housing Market Report - June 2010

Culver City Stats

The Culver City statistics below are taken from the MLS CLAW and are for single family homes only.  They do not include condos, income property, or private sales.

June was a good month for Culver City home sales.   The number of homes sold was up 66% over May, the median sold price was up 2% and the median sold price vs the median list price difference was down 45%, i.e. the June sold price was much closer to asking price over May. Days on the market of homes sold was down by 13 and the homes under contract was up by 200%.  The months supply of inventory, i.e. market absorption rate, indicates that Culver City is definitely in a sellers' market.

16th Annual Culver City Music Festival

Culver City

This is the 16th year of the Culver City Music Festival.  Every Thursday from July 8th to August 26th, there will be free concerts in front of City Hall in Culver City.  Concerts are from 7:00 to 9:00 p.m. with access to the courtyard starting at 4:30 p.m. 

Music will include swing, salsa, Zydeco, blues, rock, and more, and with all the trendy restaurants in the area make an evening of it.

Free parking is available under City Hall and in the first two hours are free in nearby structures.

The Culver City Market statistics below are taken from the MLS CLAW and are for single family homes only.  They do not include condos, income property or private sales.

April was a mixed month for Culver City home sales.   The number of homes sold was up significantly but homes going into contract was down, strange considering that the federal home-buyers tax credit was ending at the end of the month.  The median price was down as was the sales price received against the listed price. Days on the market was up and number of homes for sale down.  The months supply of inventory remained the same.

Culver City California, A City on the Rise

Culver City, California, was the dream of Harry Culver who in 1913 envisaged a balanced city.  The city was incorporated in 1917.  The studios formed the economic base followed by industries such as Helms Bakery and Western Stove.  In the 1920s and 30s, during prohibition, the city was filled with nightclubs and bootleggers, followed by car dealerships during the War years of the 40s.

Over the years Culver City,  has grown in size to 5 square miles, with its own school district, and in 2000 it had 40,000 residents.

In the 1990s there was a rebirth of downtown with one of the highest concentrations of fine art galleries in Southern California.  This and the vairety of dining led the New York Times in 2007 to call it a "nascent Chelsea."

Culver City has an Historic Preservation Program which, in 1990, listed 124 structures as "Landmark", "Significant" or "Recognized."  There are also three designated historic districts.  Among the landmark properties are:  

The Culver Hotel
was built by Charlie Chaplin and Harry Culver, the founder of Culver City, who had his offices there.  There is a legend that Charlie Chaplin sold the hotel to John Wayne for $1 in a poker game.

Helms Bakery was the official bakery for the 1932 Olympics.  Dozens Helms trucks delivered all over the City and beyond, and in the days without freeways the trip could take four hours or more.  Like the ice-cream trucks, the Helms trucks would stop at homes with a Helms sign and blow a whistle-like sound so people would run out of their houses or chased the truck down the street. Helms' bread became the first bread on the moon, traveling on Apollo 11.  The Helms building is now a series of showrooms, art galleries and restaurants.

Culver Studios is a colonial-style movie studio finished in 1918.  The studios were the home for Gone with the Wind, the front of which served as the front for Tara, Scarlett O'Hara's home.  In 1991 it became part of Sony Pictures who sold it in 2004

The Culver Theater was built in 1945 in late Moderne style.  The theater has changed hands several times and is now the Kirk Douglas Theater home of the Center Theater Group.

The old Fox Hills Mall was bought, renovated to the tune of $180M, and reopened in October '09, boasting an array of new stores, quality restaurants with street front retail and patio dining.

Although the number of Culver City homes sold,  dropped significantly from a year ago, the median price increased 39% and the number of homes under contract also, increased 38%.  Days on the market dropped by 84% and the months supply of inventory dropped by 22%.  This is good news for the area.

Culver City Housing Market Report - January 2010

Culver City

The statistics below cover home sales in Culver City, California and are for single family homes.  They do not include condos, income property and private sales.

There were 6 sales in January, down from 14 in December, '09.  The highest price sold was $788,000 and the lowest $475,000.

The median prices was $650,000, up from $542,500 in December.

Sales price received vs. listing prices was $97.6%, almost the same as December which was 98%.

Average days on the market was 39, exactly the same as in December.

Culver City Market Report - Third Quarter '09

Based on the Culver City Third Quarter Market Report, the median home prices have fallen 6%.

The properties on the market in any given month where a buyer could have written a first position offer to purchase it at any time during that month.  Different from Months Supply of Inventory below.  The number has increased 3%.

The number of properties going into contract on any given month shows the sales activity.  This has increased 100%.

The Culver City Third Quarter Market Report, shows a drop of 28% in the number of new properties coming on the market in any given month.  The shortage of inventory should lead to an increase in home prices.

This measures the speed of the market on a monthly basis.  All the Days on the Market are added up and then divided by the number of properties involved to arrive at the figure.

These figures show how long it would take to sell the present inventory based on the present monthly sale rate. The number of properties on sale on the last day of the month is the remaining inventory.  This figure is divided by current sales rate for the month as determined by the number of properties going under contract.  This shows buyer actitivity.  Some calculations take into account the number of closed sales in a month.  The figure has decreased 84.0%

Great Areas to Live in the Los Angeles Area, Part 6 - Culver City

Culver CityCulver City (90230, 90231, 90232, 90233) is a fully incorporated  city within the City of Los Angeles. It was founded by Harry Culver and incorporated in the 1917.

Originally a center for movie production with MGM and Sony Studios, it was the headquarters for Hughes Aircraft.  Sony Studios is still located in the area.  Movies that were shot in Culver City include, The Wizard of Oz, The Thin Man, Citizen Kane, and the front of Culver Studios, was reputed to have been used as the facade of Tara in Gone With The Wind.

The downtown area of Culver City has been revitalized and is fast-becoming a new entertainment destinations with its restaurants and art galleries, the latter prompting the New York Times to call it the "nascent Chelsea".

The new light rail project in Los Angeles  from Downtown L.A. to Culver City should be completed in 2010, which will further enhance the City's desirability. This will eventually be extended to Santa Monica.

Culver City is one of the more affordable areas in the Los Angeles area with a mixture of single family, condos, and large number of rental units. It is also one of the few areas without rent control.

Culver City landmarks include:

Culver Hotel, built in 1924 home to Hollywood Golden Era celebrities, and now on the National Register of Historic Places. 

Helms Bakery, originally opening its doors in 19Culver Hotel31 as a family-owned bakery, it is now the center of modern furniture and design stores.  The architectural integrity of the old building still remains.

Schools fall under The Culver City Unified School District.

Culver City is in the 26th Senate District.
