Brentwood Los Angeles Real Estate Market Trend Report

The Brentwood real estate market remains steady. The median prices have increased slightly in all categories, sales to list price percentage are stabloes, days on the market are down slightly.  The months inventory in the under $2 million single family market is 3.85 but in the other two categories they are over the balanced six month level.

Brentwood Stats

The June statistics below reflecting Brentwood Los Angeles housing market  are taken from the MLS and are for single family homes only.  They do not include condos, income property, or private sales.

June continued as a good month for Brentwood home sales.  The number of homes sold and under contract rose healthily over May. The median price of homes sold was up slightly, and number of days on the market of was down.

The months supply of inventory rose to 7.75,  which indicates a shift towards a buyers market.

The May statistics below reflecting Brentwood Los Angeles housing market  are taken from the MLS and are for single family homes only.  They do not include condos, income property, or private sales.

May was a good month for Brentwood home sales.  The number of homes sold and under contract rose significantly over April.  In this market the tax credit would probably not have had much of an effect.  The median price of homes sold was down slightly, but so were the number of days on the market of those homes. 

The months supply of inventory remains the same, 6 months, which means a fairly balanced market.

Brentwood Weekly Market Report - Week Ending May 7th

 

The statistics below reflecting the weekly Brentwood area of Los Angeles housing market, May 1-7, are taken from the MLS CLAW and are for single family homes only.  They do not include condos, income property and private sales.

This the first of a weekly series showing the Brentwood housing trend

Based on the last week of April, the number of homes sold was down by 1 and days on the market were up by 13.  The average price was significantly higher, but this was based on the highest priced home being $11,000,000 in May as opposed to $1,850,000 at the end of April.  The median price (the price that falls in the middle between the highest and lowest priced homes) was down by $1,400,000.  

Brentwood would not typically be an area taken advantage of by homebuyers seeking the federal and state homebuyers tax credits a spike in early May would not be expected.

Brentwood Art Show Los Angeles - April 25th

The 23rd Annual Brentwood Spring Art Show will take place in downtown Brentwood on April 25th from 10:00 a.m. to 6:00 p.m. Art Show

The fair runs along the eastbound lanes of San Vicente Boulevard from Saltair, east to Darlington.

The event features fine artists and craftspeople and there will be plenty of things to buy and entertain you.

There will be live jazz from the Ed Wing Trio, the Jammin Foundation Jazz Ensemble, and the Jazzzone Ensemble. 

San Vicente BlvdA food court and play area for children will also be set up.

If you are a serious art collector or just like to browse, the Brentwood Art Show is a fun day out.

Brentwood Stats

The Brentwood Los Angeles housing market statistics for March are on right side of February's numbers.  The statistics below are taken from the MLS CLAW and are for single family homes only.  They do not include condos, income property or private sales.

The median price of homes some is up, as are the number of homes sold and those under contract. Days on the market for those homes sold is down as is months supply of inventory, both good indicators of a slight strengthing of the Brentwood market. There is an increase in homes for sale over February and we will watch with interest the sales figures and months supply of inventory for April.

Brentwood is located on the Westside of Los Angeles in zip code 90049 (not to be confused with its namesake in Northern California.

Brentwood is one of the wealthiest neighborhoods in Los Angeles with a mix of multi-million dollar homes, condos and apartment buildings.  There is also a thriving commercial district along Wilshire Blvd. and San Vicente Blvd. the latter a popular destination for its variety of restaurants, coffee shops, and boutique shopping.  

Brentwood Village, just south of Sunset Blvd. and east of Barrington, is another popular area for shopping and dining out.  The Brent-Air Pharmacy has been serving the area for 60 years and boasts several famous stars having worked there.

San Vicente Blvd. which runs from Brentwood,  to Ocean Avenue in Santa Monica has a grass median with coral trees, the official tree of Los Angeles, all along.  The median is often used by joggers. San Vicente is the site for the twice-yearly Brentwood Art Show, the next one taking place on April 25th.

The Brentwood housing market remains strong.  The median home prices, number of homes sold and homes under contract are way up over a year ago.  Days on the market of homes sold, homes on the market and available months of inventory are all way down.

Brentwood Area of Los Angeles Home Sales Report - February 2010

Brentwood

Brentwood homes sales statistics are taken directly from the MLS and are for single family homes.  They do not take into consideration condos, income property, or private sales.

There were 15 homes sold in February, one more than in January, and 7 more than in February '09.

The highest priced home sold was $2,905,000 and the least expensive $900,000.

The median sales price was $1,650,000, down from $1,826,250 in January and $3,550,000 in February '09.

The average sales price received vs the average list price was 95.1%, up from 90.1% in January and 93.1% in February '09.

Average days on the market was 74 down from 126 in January and up from 62 in February '09.

All in all the Brentwood market remains fairly steady.

Brentwood Market Report

Brentwood home sales statistics are taken directly from the MLS and are for single family homes.  They do not take into consideration condos, income property or private sales.

 

There were 14 homes sold, 7 more than in January '09, and 10 less than December '09.

The most expensive home sold was $4,400,000 and the least expensive $920,000.

The median sales price was $1,826,250, up from $1,715,000 in January '09, and $1,767,500 in December '09.

Sales price received versus listing price was 90.1%, down from 92.1% in January '09, and 92.4% in December '09.

Average days on the market for sold properties was 126, 54 days longer than January '09, 61 longer than December '09.
