There is a new Santa Monica ocean front listing at The Oceanaire, 535 Ocean Ave.
This is a 2 bed 2 bath, 1,541 sq. ft. condo for $2,995,000 on the 7th floor. HOA dues are $1,318.
This would seem to be grossly overpriced so we will watch the progression of this listing closely.

Oh my ... you have got to be kidding HOA dues are $1,318,000. I'm afraid I have to take a pass. LOL
Joan, those are low by L.A. luxury condo standards :)
Holy Jeepers Batman! 1.3 Million? People here think they're being robbed at $300 a month!
What people will pay to watch water move up and down!
1.3 million a year I hope? Not a month!?
Jane, from what I understand you folks out in California are seeing somewhat of a real estate recovery. I am hoping that it comes this way as we are slow slow slow
When I saw the HOA dues, I thought that was what was grossly overpriced. But you said in a comment that figure is low by L,A. standards. OUCH!
Everyone, it would help if I could type. It's $1,318 a month.
Jane,
We just figured there was one helluva initiation fee involved to watch the waves! Everyone that responded is an East Coaster, just figured the West Coasters are nuts.... at least that's what the TV sez!
Bill, LOL. Please follow me around to ensure I don't make any more of these typos. Thanks.
Jane: This is an alternate world and lifestyle to what I live each day! But ... guiltily ... many of the properties you have been featuring in your blogs amaze me and make me drool! If you keep posting them ... I'll keep dreaming ...
You've got to be having a wonderful time showing 'em ...
Gene
Gene, the activity is not that great in the luxury market right now, unfortunately.
.... lol
It's so funny how different markets are ! :o)
You didn't make a typo in your post..........I knew how much the HOA fees are..........duh! Do I need to call you? LOL.
Sheldon, I imagine everyone thought we HAD gone nuts here.
Roger, you were the only one :) But the answer is yes.
Now there's a shocker, I was the only one...............scary! Don't be shocked when I call some day!
Roger, me, shocked!
Is 3 million considered the Luxery market there? I figured is was the upper range for the middle-of-the-road market...
Guess those guys on Million Dollar Listing make the REAL agents seem like they're dealing in chump change...OK, shutting up now, I know they're not real and they are all so fake (except Madison, he doesn't seem so bad)...
OH BOY, did I get off on a tangent! I'll come back later when I'm fully awake! Sorry for rambling!
I had to go back and look at the HOA fee a few times, I read it as $1,318 per month, but when I started reading the comments, I had to look a few more times! So, no, you're not nuts, and your typing is perfect!
I will be in CA next week for the Tom Ferry Summit in Anaheim. Are you attending? My first visit to the left coast, can't wait!
Chanda, I have never seen those shows, so ramble away. Yes, $3M is the luxury market for sure.
Kathy, I changed the HOA fee. It was originally $1,318,000. Guess I woke a few people up. No I am not attending Tom Ferry, but I am sure you will find it very valuable. We are finally having our summer so you should have a good time.
Wow, it must've been early...Coming back, I see I obviously don't know how to spell early in the morning.... :) Anyway, The HOA fee is almost double my house payment, LOL...Don't think I could afford to live there even if someone gave me the condo...Ah, but one day that won't be a problem. :)
Very nice. I will take 2 please!
Chanda, there you go. You know who to choose as a realtor :0
Mark, okey dokey.
Wow, Jane...I'm sending you some lucky "AR lead" karma in hopes that you will represent the buyer for this Oceanaire condo! :)
Leilani
Leilani, thank you kindly.
