&lt;p&gt;Topping the list is &lt;strong&gt;Bel Air&lt;/strong&gt; with $208,861 and at the bottom is &lt;strong&gt;Downtown&lt;/strong&gt; with $15,003.&lt;/p&gt;
&lt;p&gt;Again, not taking into consideration Beverly Hills or Malibu, &lt;strong&gt;Bel Air &lt;/strong&gt;topped the list as the area with the oldest population, median age &lt;strong&gt;46&lt;/strong&gt;, and &lt;strong&gt;Watts &lt;/strong&gt;with a median age of &lt;strong&gt;21&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;In the highest scoring public schools category, the California Academic Performance Index (&lt;strong&gt;API&lt;/strong&gt;) which combines several tests, with a goal for each school to reach 800 produced the following results: &lt;strong&gt;Hollywood Hills West&lt;/strong&gt; with an averge of &lt;strong&gt;961&lt;/strong&gt; and &lt;strong&gt;Chesterfield Square&lt;/strong&gt; (South Los Angeles) with &lt;strong&gt;544. &lt;/strong&gt;Only 27 out of the 104 schools included reached the 800 and above average. Statewide, the averages was 742.&lt;/p&gt;
&lt;p&gt;In terms of the areas with the highest home ownership as opposed to rentals, &lt;strong&gt;Porter Ranch &lt;/strong&gt;topped the list with &lt;strong&gt;91.8%&lt;/strong&gt; and &lt;strong&gt;Westlake&lt;/strong&gt; had the lowest home ownership with &lt;strong&gt;5.1%.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;The above figures are per the &lt;strong&gt;2000 Census&lt;/strong&gt;. Next year's census should be interesting.&lt;/p&gt;

&lt;p&gt;&lt;big&gt;&lt;big&gt;I was minding my own business, literally, as I was about to extend the short sale addendum and had sent it off to the listing agent for signature, when I must have rattled his cage.&amp;nbsp; He called me immediately to tell me that it was approved.&amp;nbsp; In fact, he told me before he told the sellers. &lt;/big&gt;&lt;/big&gt;&lt;/p&gt;
&lt;p&gt;&lt;big&gt;&lt;big&gt;So now you have the &lt;strong&gt;great pleasure&lt;/strong&gt; of telling your first-time buyers that &lt;strong&gt;their offer has been accepted&lt;/strong&gt;.&amp;nbsp; And you can hear the shock in their voices.&amp;nbsp; And shock it is.&amp;nbsp; It is now real.&amp;nbsp; Before it was like play-acting the role of buyer.&lt;br /&gt;&lt;/big&gt;&lt;/big&gt;&lt;/p&gt;
&lt;p&gt;&lt;big&gt;&lt;big&gt;There is a weird feeling when you hear those words &quot;the short sale is approved.&quot;&amp;nbsp; You are not really prepared to move ahead and now have to start scrambling to put everything together.&amp;nbsp; &lt;/big&gt;&lt;/big&gt;&lt;/p&gt;
&lt;p&gt;&lt;big&gt;&lt;big&gt;Fortunately you did have an inkling that things were moving and you had recently informed your buyer that they had better get in touch with their lender to get things back on track. &lt;/big&gt;&lt;/big&gt;&lt;/p&gt;
&lt;p&gt;&lt;big&gt;&lt;big&gt;You have to explain again to your buyers how the process is going to work and what they must expect:&amp;nbsp; &lt;/big&gt;&lt;/big&gt;&lt;/p&gt;
&lt;p&gt;&lt;big&gt;&lt;big&gt;Just because the offer is accepted there is still a lot of negotiating to be done.&amp;nbsp; You know they have allowed some dollars for things like retrofitting, title insurance, transfer taxes, etc. but you know they are not going to pay for the termite inspection and any work involved.&amp;nbsp; &lt;/big&gt;&lt;/big&gt;&lt;/p&gt;
&lt;p&gt;&lt;big&gt;&lt;big&gt;Also, who knows what problems may be found during inspection which will most probably not be paid for by the lender.&amp;nbsp; &lt;/big&gt;&lt;/big&gt;&lt;/p&gt;
&lt;p&gt;&lt;big&gt;&lt;big&gt;This is the real buying process.&amp;nbsp; The rest was just practice.&amp;nbsp; &lt;/big&gt;&lt;/big&gt;&lt;/p&gt;

      <description>&lt;p&gt;UCLA&#160; architecture graduate student, Krisztina Jozsef had the idea of organizing 30 seconds of &quot;pedestrian only&quot; time at the&#160; busy diagonal intersection of Westwood and Le Conte in Westwood Village with a couple of dozen playing in the street between light changes, a total of&#160; 30 seconds.&#160;&#160;&lt;/p&gt;
&lt;p&gt;The activities in the street included, tug-of-war, water balloons, hula hoop, limbo, and even volley ball, and this wall all accomplished before the lights changed.&#160; The guy in the orange suit giving them time updates is their professor.&lt;/p&gt;
&lt;p&gt;What was the point?&#160; Urban activism, or &quot;reclaiming public space.&quot;&#160; Ms. Jozsef looked at the correlation between childhool obesity and the build up of cities and she wanted to demonstrate a way to use what already exists in a more physical way.&lt;/p&gt;

      <title>Culver City Music Festival</title>
      <description>&lt;p&gt;&lt;big&gt;&lt;big&gt;Yesterday I went down to the Culver City Music Festival in front of City Hall.&#160; This was, in fact, the 16th year of the festival and it is definitely a worthwhile venue.&lt;br /&gt;&lt;br /&gt;There are so many of these summer festivals and most of them are on Thursday at the same time.&#160; &lt;br /&gt;&lt;br /&gt;The reason I like Culver City's Festival is that it is extremely easy to park and it is not over packed.&#160; &lt;br /&gt;&lt;br /&gt;Last night's bands were The Gonzalo Bergara Quartet, a jazz group, followed by Los Pinguos whom I love.&#160; They often play on Third Street Promenade in &lt;a href=&quot;http://www.homejane.com/los-angeles-communities/santa-monica&quot; title=&quot;Third Street Promenade, Santa Monica&quot;&gt;Santa Monica&lt;/a&gt;.&#160; Think Gypsy Kings, think Los Pinguos.&lt;br /&gt;&lt;br /&gt;Before or after the entertainment there are plenty of great restaurants and bars in the area.&#160; You won't go hungry.&lt;br /&gt;&lt;br /&gt;As you will see, it was difficult to sit down during the entertainment.&#160;&#160;&#160;&lt;br /&gt;&lt;br /&gt;
