It is getting tougher and tougher to find a good rental property on the Westside of Los Angeles. The minute something great comes on the market it is gone, at least in a certain price range, and 3 bedroom properties are rare.

The areas I seem to get the most inquiries on are: Westwood (including the Wilshire Corridor), West Hollywood, Beverly Hills and Santa Monica.

So let’s see what the last month’s activity shows in those areas:

Westwood

The median price of available rental units in Westwood is $4,800 per month, the bulk of which are condos with, believe it or not, a median price of $4,200 per month. Single family units have a median price of $7,750 per month.

West Hollywood

The median price of rental units in West Hollywood is $4,050. For single family it is $5,500 per month and for condos $$3,375 per month.

With the exception of Park Plaza, which has 3 units on the market, and only 1 sale over the past 4 months, the other buildings have buyers waiting for units to come on the market. Santa Monica ocean front condos is definitely a sellers’ market.

And if you are looking at renting a Santa Monica ocean front condo:

101 Ocean has 1 unit for lease at $25,000 per month.

535 Ocean, The Oceanaire, has two units for lease, one at $5,195, and the other at 5,495 per month.

201 Ocean Ave, Ocean Towers, is a coop, one of the few in Los Angeles, so buying into it is a challenge. However, there are 12 units currently for lease, the lowest at $3,300 for a studio, and the highest at $10,500 for a 3-bedroom, per month. Some of these units have spectacular views, many are furnished and the majority share a community laundry.

Downtown Los Angeles Condo Market Report, 1st Qtr. 2012

Let’s check in on the Downtown L.A. condo market to see how First Quarter figures look.

The numbers are taken from the MLS/CLAW and are deemed reliable but not guaranteed.

Number Sold: 110, a decrease of 3.77% over the same period last year.

Median Price: $283,750, a 2.99% decrease over the same period last year.

There are 93 active listings on the market which means, with an average of 36.67 condos sold over the first three months, the market is trending towards a sellers’ market.

Overall, the Downtown L.A. condo market is fairly stable, but now that inventory is low, we will have to see the movement over the next Quarter.

How is The Los Angeles Real Estate Market Doing Right Now?

People often ask how is the real estate market in Los Angeles right now. The answer I guess depends on whom you ask.

According to the MLS there are currently 206 foreclosures and 434 shorts sales on the market in the approximately 73 areas they cover, which actually does not seem like a large number. And in the areas frequently covered by me there are 43 foreclosures and 82 short sales, still not a large number.

The problem right now with standard sales is that inventory is low in the desirable areas and when something new does come on the market, and if it is priced right, then it goes into a multiple offer situation and often over asking price. Buyers can’t get a break, especially first time home buyers.

Let’s take a look at the first quarter of 2012 to see what’s going on.

Los Angeles single family homes lean a little towards a sellers’ market, with the luxury market still remaining slow.

Los Angeles condos are definitely in a sellers’ market.

As expected the percentage of foreclosures and short sales compared with standard sales, is low.

Again, fresh inventory is low, and buyers are looking. This is a great time to be thinking of putting your Los Angeles home on the market.

Culver City Real Estate Market Report 1st Quarter 2012

It is always interesting to see how the Culver City real estate market is doing, especially watching its growth and now that the Expo Line is due to open there next month.

The numbers are taken from the MLS/CLAW and are deemed reliable but not guaranteed. Also, they reflect single family home sales only.

Number sold: 31, a 55% increase over the same period last year.

Median price: $525,000, a 4.68% decrease over the same period last year.

There are currently 33 active listings. So with an average sale of 10.33 homes per month, the absorption rate is 3.19 months, which means that is the time it will take to sell the existing inventory. A stable market is 6 months. Anything below is a sellers’ market.

With only 33 Culver City homes for sale right now, and an absorption rate of 3 months, sellers in the area will do well to consider now as a good time to put their homes on the market. There are buyers out looking.

You are planning on moving to Los Angeles, and are wondering about the rental market.

Well, it is hotter than ever. Prices are rising and properties in good areas are going quickly.

Yesterday I went to the first open of a single family rental in Westwood, and the place was packed.

You probably are not ready to buy before you check out some of the Los Angeles communities, because you are not sure where you will want to end up living. Renting for a year is a good way to find out. And the easiest way for you to narrow down your search is to use a Los Angeles Realtor® to help you find that perfect place. Looking for properties when you don’t know the areas and trying to set up appointments with different agents will drive you nuts. And using the service of a Realtor® is free to you. You cannot imagine how much easier it is.

In this rental market it will help if you can be somewhat flexible. Everyone wants the hardwood floors, inside laundry, gated parking, view, etc. but unless you are prepared to pay a premium, finding them all in one place is going to be difficult. And if you have pets, you may have to be more flexible. I can’t tell you how hard it is to find places that will take a small dog, let alone two Great Danes…..

All you need to do is provide your criteria. Here is a list that helps me:

Where your commute will be?
Number of rooms (do you need 2 full bathrooms or is 1.5 enough)?
Maximum price
Number of people living there
Do you need furnished or unfurnished?
Do you have good credit. If not can you show proof of funds, or can you get a guarantor?
When do you need to take possession.? If not immediately, are you prepared to pay for the property to be held?

And if you are ready to make an offer on a property, this is what will be needed:

Many of the properties handled by an agent require 2 months security to be paid plus the first month’s rent. There is generally no negotiation on this. Make sure you are comfortable paying this up front.
You will need to run your own credit and provide it to your agent together with the application form they will send you to fill out. If your credit is not good, and sometimes even if it is, you may be required to provide proof of funds or a letter from your employer.

Most of all, be prepared to move quickly on the property you want. Because chances are others will also want it.

Silver Lake | Echo Park Housing Market Report 1st Quarter 2012

Let’s compare the Silver Lake and Echo Park real estate market in the 1st Quarter 2012 against the same period last year. At present it is difficult to accurately split the two markets as the MLS combines them. However, I hope soon to be able to do that since Echo Park and Silver Lake are two distinctly different communities.

The numbers are taken from the MLS/CLAW and are deemed reliable but not guaranteed. Also, they reflect single family home sales only.

Number Sold: 69, a 32.69% increase over the same period last year.

Median Price: $520,000, a 5.7% increase over the same period last year.

With the 70 active listings and and average of 23 homes sold per month, the number of months it will take to sell the existing inventory (absorption rate) will be 3.04. A stable market is 6 months worth of inventory and anything below that is a sellers’ market. Silver Lake and Echo Park home sellers should be seriously considering putting their homes on the market.

Buyers are out there, mortgage rates are low, inventory is low. The perfect storm.

Los Angeles Full Service Condo Buildings

Unlike New York, Los Angeles does not have a surplus of full service condo buildings, and I get frequent requests for these kinds of buildings, both from prospective buyers and renters.

There is one main concentration of full service condos, and that is on The Wilshire Corridor, where most of the buildings have 24/7 concierge and valet service, and full amenities such as swimming pool, spa, gym, conference room, etc. The other concentrated area is Century City. Downtown L.A. also has a concentration of buildings with concierges, but not the valet parking.

Let’s compare the Brentwood real estate market in the 1st Quarter of 2012 as compared with the same period in 2011.

Brentwood Single Family Homes

Number Sold: 43, a 30.30% increase over the same period in 2011.

Median Price: $1,800,000, a 27.21% increase over the same period in 2011.

There are 100 active listings. With a average of 14.33 homes selling a month this means that it will take 6.98 months to sell the existing inventory. A balanced market is 6 months of inventory. So the Brentwood single family home market is edging towards a buyers’ market. But just.

Brentwood Condos

Number Sold: 29, a 3.57% increase over the same period last year.

Median Price: $543,000, a 2.95% decrease of the same period last year.

There are 40 active condos on the market. With an average of 9.67 sold per month this means that it will take 4.14 months to sell the existing inventory. The Brentwood condo market is definitely favoring sellers.

Los Angeles Home Buyers | What is an Appraisal?

I was asked today by a Los Angeles home buyer “what do you mean when you say the home has to appraise.”

When a buyer makes an offer on a property they are relying on their Realtor® to have done a competitive market analysis (CMA) based on previous sales in the area. However, the CMA is nowhere near as detailed as a professional appraisal.

If you are buying a Los Angeles home with a loan then your lender is going to send out their appraiser to make sure that the home is indeed worth what you are paying for it. The appraiser may be on staff or independent, but they will be fully licensed. You, the buyer, will be paying for this appraisal.

Simply put, the appraiser, through various formulae, will determine the value of the home. If the home appraises for the price being paid then the processing of the loan should continue smoothly. If it does not appraise for the full value then you as a buyer have three options: you can ask the seller to lower the price, you can make up the difference between the appraised value and the amount you have contracted to pay, or you can cancel the contract.

In California, one of the contingencies you will be requesting is an appraisal contingency, which you will have together with a loan contingency. This allows you to cancel if the home does not appraise (or if you do not get the loan).

If you are an all cash buyer, you generally will not select the appraisal contingency. However, if you have any doubt that you are paying the right price for the home, it would be wise to make sure that contingency is in place. In this case, you will hire your own appraiser. You also have three choices: ask the seller to lower the price, cancel the contract or live with the fact that you may be overpaying.

Since the appraiser being used may be either inexperienced or from out of the area, you may also request a second appraisal, especially if you disagree with the findings.

Let’s see how the Beverly Hills real estate market did in the 1st Quarter of 2012 as compared with the same period in 2011.

The numbers are taken from the MLS/CLAW and are deemed reliable but not guaranteed. Also, they reflect single family home sales only.

Number sold: 28, a 20% decrease over the same period last year.

Median price: $4,075,000, a 54.65% increase over the same period last year.

There are 100 active listings. The an average sale of 9.33 homes per month there is an absorption rate of 10.72 months. This means that it will take 10.72 months to sell the existing inventory. A balanced market is 6 months of inventory. Anything above that does not favor sellers.

If you look at the absorption rate for homes below $4 Million, then the picture is a little rosier, with 7.62 months’ inventory.

As in most other L.A. areas, it is the luxury market which is still slow coming back.
